If so, it’s essential to thoroughly research and understand the various costs associated with your project. Being aware of these expenses will help you avoid unpleasant surprises down the road. Please note that these costs may or may not be included in your purchase, so it’s really important to get confirmation of what is, and what is not included in the price before signing a contract.

 

#1. Consent fees

When buying a transportable home, you’ll encounter two important consent processes: a building consent and a consent to place the house on your property.

    • A building consent is necessary for constructing the transportable home. This consent is typically obtained from the local authority where the construction takes place, regardless of where the house will ultimately be located. Ezyline Homes, include this consent in their pricing.
    • A Siting consent for placing the house on your property must also be obtained from the local authority where the building will be located. This consent is required for the transport company to move your house.

 

#2. Geotech assessment

Core soil samples are taken from where your house will be located. These will be analysed, and the findings used to design your house foundations.

 

#3. Transportation costs

The cost of transporting the house can account for a significant portion of your budget.

    • Anticipate spending between $20,000 and $30,000 for transporting your home, with the actual cost varying based on location and distance.
    • With Ezyline Homes this transport cost includes supplying and placing the foundations as well as laying the vapour barrier and fixing the home to the foundation.

 

#4. Site preparations

These expenses are associated with preparing your property for the construction of your new dwelling:

  • If your land has varying terrain, you may need to consider levelling it, which may involve excavation work and retaining walls.
  • Organizing the connection of utilities, such as water, electricity, and sewage, is your responsibility.
  • Drainage systems should be installed after the house is delivered. Note: In rural areas, you’ll also need to install a septic tank, water tank, and pressure pump to ensure water supply to the house and proper wastewater disposal.

 

#5. Landscaping

These costs are essential for blending your new building into its surroundings:

  • Prioritise the construction of decks and steps to ensure easy access to your new home.
  • Plan for landscaping, including lawns, plants, and any desired gardens on your property.
  • Consider expenses for paving, concrete work, and fencing, and allocate funds accordingly.

 

#6. Final touches

Although seemingly minor, these items should be factored into your budget (or verify if they are included in your package).

  • Consider installing a television aerial or additional wiring (e.g., for SKY TV).

  • While hose taps are typically included in transportable homes, remember to supply your own hose and hose reel for garden watering.
